Mimco Real Estate: art direction and Webflow website for a property developer

Mimco Real Estate develops new residential projects in Luxembourg, flats and houses, as part of the MIMCO group. The developer wanted a site that makes people want to live in its projects as much as it reassures them about buying off-plan.

It entrusted Gemeos, a web agency for real estate players, with the art direction, UX/UI design, Webflow development and the brand's printed materials.

Standing out next to the MIMCO group, and selling homes off-plan

Mimco Real Estate is the residential subsidiary of a European group active in property investment and development. It speaks to families, first-time buyers and Luxembourg investors who buy a home before it is built. The site had to let people find a property in a few clicks, explain off-plan purchase (VEFA) and its advantages, and make them want to book an appointment, without losing the seriousness expected of a developer.

Gemeos worked on the site's visual identity in three directions, then designed the journeys and interfaces in Figma, with a complete UI Kit. The site was then built on Webflow, with a page for each development and a blog. The same art direction was rolled out to printed materials: a sales brochure and construction site hoardings.

Art Direction

An architect's grid, and a mint green signature

Mimco Real Estate's art direction starts from a simple intention: a smooth buyer journey that lists properties, convinces and then converts, carried by a premium lifestyle that humanises the brand without losing seriousness. It also had to set the residential subsidiary apart from the rest of the MIMCO ecosystem.

The site rests on a strict grid, made visible by fine vertical lines running through the pages, like an architect's plan. Sections are clearly delineated and read immediately. Properties are presented in sober lists, while large full-screen photos of daily life carry the emotion.

The palette comes down to four colours: White (#FFFFFF), Pearl grey (#EDEEF4), Black (#111111) and a Mint green (#6FFFB1) reserved for calls to action and markers. The Aeonik typeface, a geometric sans-serif, gives the site a contemporary tone, precise and warm at the same time.

  • Mimco palette in overlapping bands: White, Pearl grey, three tones of Mint green, Black 70 and Black
  • Aeonik, the site's typeface: a large black “Aa” on a mint green background, alphabet and figures
  • Mimco Real Estate logotype in white on a black background
  • “Engineering & performance” card from the site: large lifestyle portrait and text on a slate background
  1. Concept 1 - Functional clarity

Intention: buyer-focused functional clarity, to find a property in under two clicks, and to stand out from the MIMCO ecosystem through colour and a human register. Art direction: angular shapes, a blue and green palette, a bold, airy sans-serif typeface, large, well-separated sections and full-screen visuals, with no heavy animations. Perception: premium and expert, accessible to first-time buyers and investors alike; innovative and sustainable, without being cold or institutional.

  2. Concept 2 - Grid and lifestyle

Intention: a smooth buyer journey (list properties, convince, convert) and a premium lifestyle that humanises the brand without losing seriousness. Art direction: an architecture based on a strict grid, strong alignments and clearly delineated sections, for immediate, frictionless reading. A vertical list for properties, full-screen lifestyle for emotion, and green as the signature accent. Perception: premium and human, rooted in Luxembourg; confident without being cold.

  3. Concept 3 - Grid and lifestyle, variant

The same intention as concept 2, pushed further on the home page: the developer's vision put forward from the opening, properties presented in a vertical list and more full-screen sections. It is this direction, between concepts 2 and 3, that was chosen and developed.

Web Design

Finding your property in two clicks, then booking an appointment

The site is designed for a buyer looking for a specific home. From the hero, a search bar filters properties by type, location and budget. The home page then moves through the two property families (houses and flats), a carousel of key projects with their progress, delivery date and number of available homes, then the developer's five commitments.

PageWhat it does for the buyer
HomeSearch by type, location and budget, key projects, the developer's commitments and figures
ProjectsAll developments, filterable, with status, delivery and available homes
Development pageEnergy class, delivery, price, progress, plans by type and the unit table
Unit pagePlan, floor areas, floor, price and booking an appointment for a specific home
Off-plan and blogExplaining off-plan purchase, reduced VAT and the Luxembourg market
ContactBooking an appointment, from every page

Each development has its own page: energy class, expected delivery, starting price, construction progress, plans and unit types. The notices specific to off-plan sales (non-contractual visuals, mixed VAT at 3% and 17%) are integrated into the design rather than pushed to the bottom of the page.

Mint green is reserved for action: “Book an appointment” stays accessible in the navigation, at the end of sections and at the close of the page (“You have a project, we have the address”). The developer's figures (540+ homes delivered or under way, 450,000+ m² in development for the group, 65+ projects in Europe) and a page dedicated to buying off-plan reassure a buyer committing to a home they can't visit yet.

A brand you recognise from the website to the building site

The art direction doesn't stop at the screen. Gemeos rolled it out to the developments' sales brochure, in two versions, and to the construction hoardings that dress the fences of projects under construction. They share the same grid, Pearl grey, mint green and large lifestyle photos: a buyer moves from the website to the brochure, then to the building site, without changing universe.

Webflow Development

A Webflow site the sales team keeps alive

The site is built on Webflow. Developments are managed in the CMS, each with its sales data (energy class, expected delivery, price, progress, unit types), which feeds the development pages, the key projects carousel and the search by type, location and budget at once. The blog, dedicated to the Luxembourg market and buying a main residence, relies on the same structure.

SEO

Every development, every unit and every guide can rank for its own search

A buyer searches by town, by unit type and by budget. The site was therefore built so that a page answers each of these searches: 94 indexable pages, including 6 development pages, 67 unit pages generated from the CMS and 12 guides on buying property in Luxembourg.

Readable by search engines and AI assistants alike

Listings answer a buyer's questions in a marked-up FAQ: type of house, plot size, stated floor areas, layout. Guides open with “Key takeaways”, a summary for readers in a hurry, and each article is signed by a member of the Mimco team who has their own page. Short, dated, attributed answers: that is what helps search engines and AI assistants cite Mimco on buying property in Luxembourg.

  • Excerpt of the structured data of a unit page: RealEstateListing, price, SingleFamilyHouse, floor area, bedrooms and address
